What it is
Roof rejuvenation is a maintenance treatment applied to an existing asphalt shingle roof. It addresses the drying and stiffening that happens inside the shingle as it ages, rather than adding a coating on top of it. It is not a repair method, and it is not a substitute for structural roofing work.
A shingle is a mat saturated with asphalt and surfaced with granules. Years of heat cycling and UV drive the lighter components out of that asphalt. The shingle stiffens, edges begin to lift, and granules loosen — which exposes more asphalt and speeds the whole process up. Maine and New Hampshire add a long freeze/thaw season on top of that.

Most roofing conversations offer two options. An aging asphalt roof usually has three, and the right one depends on what an inspection actually finds.
Structural failure or severe damage
Rotting decking, widespread missing shingles, or a roof that has structurally failed. Replacement may be necessary, and we will say so.
Localized, repairable damage
Flashing, a run of lifted shingles, a contained leak. Targeted roof repair may be the appropriate and cheaper answer.
Aging shingles on a sound roof
Dry, stiffening asphalt shingles over intact decking with no major leaks. This is the condition we evaluate for rejuvenation.
Qualification
Rejuvenation is not appropriate for every roof. These are the signals we look for on site — and the ones that rule it out.

Roof rejuvenation is a maintenance treatment applied to an existing asphalt shingle roof. It is intended to address the drying and stiffening that happens as shingles age, helping the shingles retain flexibility. It is not a repair method, a coating, or a replacement for structural roofing work.
A coating adds a new surface layer on top of the roof and changes its appearance and weight. Rejuvenation is absorbed into the existing shingle rather than forming a separate film over it, and it does not change the roof to a coated system.
Most single-family asphalt roofs in our service area are treated in a single visit, typically a few hours, after the roof and property are prepared. Larger or more complex roofs may take longer.
No. Rejuvenation is only appropriate for asphalt shingle roofs that are aging but still structurally sound. Roofs with rotting decking, structural damage, major active leaks, widespread missing shingles, or severe deterioration are not candidates.
Age alone does not decide it — condition does. Roofs in roughly the 8–20 year range are the most common candidates, but a well-ventilated 22-year-old roof can be in better shape than a poorly ventilated 14-year-old one. We assess the shingles rather than the install date.
Sometimes. If the shingles are intact, the mat is not exposed across the field, the decking is sound and there are no major leaks, a 20-year-old asphalt roof can be a candidate. If the shingles are already cracking through or shedding heavily, it usually is not.
